The Pineta is the easternmost part of the Lido di Jesolo, where mass tourism thins out and a world of Mediterranean pine woods, consolidated dunes and silence begins. There are no big blocks here: villas, bungalows and small low-rise buildings prevail, immersed in greenery, with the public pine wood forming a natural boundary between the homes and the beach.
It's the traditional choice of families from the Triveneto who in the 1970s–80s bought a second home by the sea and who today return for long weeks, long weekends, and increasingly for spells of remote working. The atmosphere is intimate, almost village-like: people say hello, neighbours know one another, children play in the street.
The pine wood itself — 70 hectares of forest among maritime pines, squirrels, rare birds and remains of Second World War bunkers — is a protected natural heritage. Walks, jogging, a bike lane all the way to Cortellazzo, and in 5 minutes you're on the beach. In winter the silence is almost surreal.

How close is the beach?
The pine wood borders the shore directly: from almost every house you can walk there in 5–10 minutes through the woodland trails.
Is it too isolated in winter?
Quieter but not isolated. Essential services are 2–3 km away. Many choose precisely the winter calm as a plus.
Is it good for cycling?
Excellent. A cycle path between woods and sea all the way to Cortellazzo (8 km) and towards the Lido centre. Woodland trails for MTB too.
Are there wild animals?
Yes: squirrels, water birds, small reptiles. Nothing dangerous. The biodiversity is one of the area's strengths.
Villa or flat?
The Pineta is famous for detached villas with gardens. There are flats too, but those who choose here are looking for private outdoor space.
Short-let yield?
In high season €85–110/night is the average. Useful season July–August + May/September, 4–6% gross per year.
